Our foreclosure bus tours are always evolving and improving. We strive to make things as easy and informative for our riders as possible. We try and keep a loose format to a degree as different riders have different needs. One constant is the goal, to find our riders the best deals and opportunities in foreclosed homes in the Madison County, Alabama Area.

Below you will find the overall process of how our tours work and what you can expect.

 

 

 

Registration
Registration begins a half hour before the scheduled departure time at the designated location!

The State of Alabama requires that riders receive, the Real Estate Consumers and Agency Disclosure (RECAD).  This is not a contract of any sorts, but a disclosure about how real estate agents work through different brokerage relationships.  Riders are encouraged to read and sign the RECAD form. 

Also at registration, each rider will receive their info packet of the selected properties as well as comparisons against similar homes in the sub-division or neighborhood.  Each packet will also include room for note taking on each property and a pen.  Also included is a clipboard that is to be returned to at the conclusion of the tour. 

The tour will leave promptly at the scheduled departure time, we do not wait on no shows or riders who are late. 

 

On Board

Once onboard, riders will be given information about the property the bus is headed to, as well as answer any questions that riders may have.  After visiting the first selected property the process will repeat for subsequent properties, but discussion about the prior property may also be included.  Since travel times between locations may not be lengthy, the hosts will make themselves available at the conclusion of the tour to answer any additional questions that may come up, but have not had the time to answer. 

Estimated travel time between properties is about 10 minutes, but may be shorter or longer depending on the availability of foreclosure properties and their locations. 

Efforts will be made to have related professionals on board, these will vary by tour and may include a loan officer, attorney, home inspector or other similar professional that will add value to the tour. 

 

On Site

Upon arriving at each property, the tour guides will unlock each property and provide access to the riders.  Riders are encouraged to look over the property and take notes on their note sheets.  The guides will try to point out features of each property to the riders once inside the home, but understand that the riders need their own time to look things over.  The guides will be available for any questions while on site.  After approximately 15-20 minutes, riders will exit the property and board the bus to proceed to the next property. 

 

Conclusion

At the conclusion of the tour, riders will turn in their clipboards and be given an anonymous questionnaire/feedback form which they may give the tour guides feedback about the overall format of the tour. 

The guides will be accessible to answer any additional questions and to assist any riders in purchasing any of the properties shown.
